By making a direct booking with Pheasants Haunt, the lead guest agrees to these Terms & Conditions on behalf of all members of their party.

Bookings & Occupancy

The person making the booking must be aged 18 or over and is responsible for ensuring all guests comply with these terms and our House Rules. Pheasants Haunt accommodates a maximum of 10 guests, plus infants in cots, unless otherwise agreed with us in writing before arrival.

Payment

Your booking is only confirmed once you have received confirmation from us and any required deposit or payment has been received. The payment amount, balance due date and payment schedule applicable to your booking will be shown during the booking process or confirmed directly with you.

Cancellations

Cancellation terms and any applicable refund will be according to the cancellation policy shown and agreed at the time of booking for external booking sites. For direct bookings through our website the 10% deposit is non-refundable. If a booking is cancelled more than 4 weeks before arrival, no further payment will be due, but the deposit will be retained. If a booking is cancelled within 4 weeks of arrival, the full booking balance is due and is non-refundable. Where possible, we will make reasonable efforts to re-let the cancelled dates. If we are successful, we may refund monies recovered through the replacement booking, less the original deposit and any difference in the re-booking value. We strongly recommend that guests take out suitable travel insurance to cover cancellation and other unforeseen circumstances.

Arrival & Departure

Check-in is from 4:00pm and check-out is by 10:00am, unless alternative arrangements have been agreed with us in advance.

Property Care & Damage

Guests are expected to take reasonable care of the property, furnishings, equipment and outdoor facilities. Please notify us as soon as possible of any damage, breakage or problem during your stay. Guests may be responsible for the reasonable cost of repairing or replacing damage caused by them or members of their party beyond normal wear and tear.

Glass & Pool Damage

No glass is permitted in or around the swimming pool or poolside bar area. If glass is found or broken in these areas, the guest may be charged the reasonable costs associated with specialist cleaning and making the area safe. Where glass or misuse causes damage to the pool, liner, filtration system or associated equipment, the lead guest may be responsible for the full reasonable cost of repair or replacement.

Swimming Pool

The outdoor swimming pool is heated from 30 April to 30 September. Outside of this period, the pool may be available for use without heating, but this must be arranged in advance and additional cleaning charges may apply. Pool heating outside of the main season may also be available at an additional cost and must be discussed with us before booking. Children must be supervised by a responsible adult at all times when using or near the swimming pool. Guests use the pool and poolside facilities responsibly and must follow any safety guidance provided at the property.

Maintenance Access

As Pheasants Haunt is a large property with extensive gardens, a swimming pool and outdoor areas, regular maintenance is required. Our groundskeeper normally attends approximately once a week for a couple of hours to maintain the lawns, gardens and plants. Reasonable access to the garden, swimming pool, pool house and outdoor areas may also occasionally be required for cleaning, maintenance or safety checks. We will provide guests with advance notice wherever possible and will make every effort to minimise disruption.

Pets

Dogs are welcome, subject to the conditions applicable to your booking. Owners remain responsible for their dogs throughout the stay and must clean up after them and ensure they do not cause damage or unreasonable disturbance.

Noise & Neighbours

Pheasants Haunt is situated in a quiet residential area. Guests must be considerate of our neighbours and keep noise to a reasonable level, particularly during the evening and early morning.

Parties, Events , Visitors & Group Bookings

Parties, Events, Visitors & Group Bookings Pheasants Haunt is primarily a family holiday home situated in a quiet residential area. We do not accept stag or hen parties, party groups or large adult-only groups without prior agreement. Parties, events and additional visitors are not permitted unless agreed with us in advance. Adult-only group bookings are accepted only by prior agreement. We reserve the right to decline or cancel a booking where the nature of the group has not been disclosed or where we reasonably believe the booking is unsuitable for the property or its residential location.

Decorations

Glue, sticky tape, Blu Tack, adhesive hooks or other adhesive products must not be used on walls, doors, ceilings or painted surfaces. Decorations may only be secured using suitable ties and must not cause damage to the property.

Smoking & Vaping

Smoking and vaping are not permitted inside the property.

Steam Railway

The historic Dart Valley Steam Railway runs adjacent to the garden. Trains operate at varying times according to the railway's timetable and operating schedule. Their operation, frequency and timetable are outside our control.

Facilities & Unforeseen Circumstances

We make every reasonable effort to ensure the property and advertised facilities are available as described. Occasionally, circumstances outside our reasonable control may affect a facility or service. If a problem occurs during your stay, please contact us promptly so that we have an opportunity to assist.

Guest Responsibility

Guests are responsible for their own personal belongings during their stay and should take appropriate care when using the property, garden, swimming pool and other facilities.

House Rules

Our House Rules form part of these Terms & Conditions and guests are expected to follow them throughout their stay.
